Moving Out of Your Dubai Rental? Complete Checklist

Moving out of a Dubai rental involves more than just packing boxes. Miss a step and you could lose your security deposit, face unexpected charges, or end up in a dispute. Use this checklist to protect yourself.

60-90 Days Before Moving Out

  • Check your notice period. Most contracts require 60-90 days written notice of non-renewal. Scan your contract to confirm your terms.
  • Send written notice. Email your landlord or agent confirming your move-out date. Keep proof of delivery.
  • Start documenting. Take photos/videos of the entire property showing its current condition.

30 Days Before Moving Out

  • Request a pre-inspection. Ask the landlord for a joint walk-through to identify any issues they expect you to fix.
  • Handle minor repairs. Fix small damage you are responsible for (holes from picture hooks, broken handles, etc.).
  • Get cleaning quotes. Professional cleaning (AED 200-500 for a 1-2 bed) is cheaper than deposit deductions.
  • Check your contract for specific move-out requirements (professional cleaning receipt, painting, etc.).

Moving Day

  • Do a final video walk-through with the date visible (hold up your phone showing the date, or use timestamp feature).
  • Take meter readings for DEWA (water and electricity) and photograph them.
  • Hand over all keys and get a signed acknowledgement (even a WhatsApp confirmation works).
  • Get the landlord to confirm the property condition in writing during key handover.

After Moving Out

  • DEWA final bill: Apply for disconnection or transfer through the DEWA app/website. Settle any outstanding balance.
  • Ejari cancellation: Cancel your Ejari registration via Dubai REST app or Ejari typing centre.
  • Request deposit return: Send a formal written request for your security deposit. Generate a Security Deposit Demand Notice if needed.
  • Cancel internet: Contact du or Etisalat to cancel or transfer your home internet.
  • Update address: Emirates ID, bank accounts, employer records.

Protecting Your Deposit

The most common disputes at move-out are about the security deposit. To protect yourself:

  • Your move-in photos are your strongest evidence — if you do not have them, your move-out photos still help
  • Normal wear and tear is not deductible from your deposit
  • If the landlord withholds your deposit unfairly, file at the RDC
